  1. Acceptance of Terms
    By booking a reservation, accessing our website, or staying at The Pine Extended Stay (“Property,” “we,” “our,” or “us”), you agree to comply with and be legally bound by these Terms & Conditions. If you do not agree, you should not use our services.

  2. Nature of Stay – No Tenancy / No Residency
    The Pine Extended Stay operates as a transient lodging accommodation.
    All stays are temporary and do not establish residency, tenancy, landlord-tenant rights, or any other housing relationship under Florida law.

Guests acknowledge:
• This is not an apartment rental.
• This is not permanent housing.
• No lease is created.
• Florida landlord-tenant laws do not apply to your stay.

 

Management reserves the right to refuse service or terminate a stay in accordance with Florida lodging regulations.

  1.  Payment
    • Full  payment may be required at the time of booking.
    • Accepted payment methods: Money order 
    • Rates are subject to change without notice.
    • Promotional rates are limited-time offers and may include restrictions.

Failure to complete payment may result in cancellation of your reservation.

  1. Cancellations & Refunds
    • Cancellation policies vary based on rate type and promotion.
    • Refund eligibility will be determined according to the rate booked.
    • No-shows may be charged the full reservation amount.
    • Early departures may not qualify for refunds.

Late check-out may result in additional charges. Government-issued ID may be required at check-in.

  1. Guest Responsibilities
    Guests agree to:
    • Maintain the room in clean and sanitary condition.
    • Follow all property rules and posted signage.
    • Avoid excessive noise, illegal activity, or disruptive behavior.
    • Not exceed the maximum occupancy limit.

 

Damage to the room, furnishings, or property will result in additional charges.

  1. Pet Policy
    If pets are permitted, a non-refundable pet fee of $150 applies per stay.
    Guests are responsible for any damage caused by pets.
    Unauthorized pets may result in additional penalties or termination of stay.

  2. No Security Deposit
    The Pine Extended Stay does not require a security deposit. However, guests remain financially responsible for damages, missing items, excessive cleaning, or policy violations.

  3. Housekeeping
    Housekeeping services may be provided on a limited schedule.
    Additional cleaning services may incur fees.
    Guests are responsible for maintaining basic cleanliness during extended stays.

  4. Prohibited Activities
    The following are strictly prohibited:
    • Illegal drug use or criminal activity
    • Weapons or hazardous materials
    • Smoking in non-designated areas
    • Subletting or allowing unauthorized occupants

 

Violation may result in immediate removal without refund.

  1. Limitation of Liability
    The Pine Extended Stay is not responsible for:
    • Loss, theft, or damage to personal belongings
    • Injuries resulting from guest negligence
    • Events beyond our control (natural disasters, utility interruptions, etc.)

 

Guests use the property at their own risk.

  2. Modifications
    We reserve the right to update or modify these Terms & Conditions at any time without prior notice. Continued use of our services constitutes acceptance of the updated terms.

  3. Governing Law
    These Terms & Conditions are governed by the laws of the State of Florida.
